Mr. & Mrs. Lawrence Morgan - 15135 Gamet - The letter stated that <br />the Morgan's feel their valuation is too high based on the fact that <br />their pro~rty is 600' from the base of the landfill. <br /> <br />2. Dennis Stanke - 15125 Gamet - The letter stated that the Stanke's <br />feel their valuation is too high based on the fact that their home is <br />located 300' from the landfill and 100' from the south landfill <br />boundary line. <br /> <br />Mr. Wirz stated that Mr. Fountain's estimated market value is $61,700, which <br />is a $100 decrease from last year. <br /> <br />Mr. Wirz noted that this $100 decrease is an automatic depreciation figure <br />pI ugged into the computer. <br /> <br />councilmanber Cox read a letter from Anoka County Assessor Gayle Leone dated <br />March 5, 1985 which states that the ratio was 93.4 for the 35 home sales that <br />occured within a one mile radius of the landfill in 1983 and 1984. The letter <br />stated that what this means is that the values are still less than the market <br />surrounding the landfill area. <br /> <br />councilmanber Cox stated that Mr. Fountain has a valid point, but he is not <br />sure just when it would be appropriate to make valuation adjustments to homes <br />in the area of landfill. councilmanber Cox also noted that a lot of the <br />corrnnents Mr. Fountain quoted were hypothetical and generated to get to <br />legislators; homes in the area of the landfill have sold within the last fe.w <br />months and that fact makes it difficult for Council to handle at this end. <br /> <br />. <br /> <br />Councilmanber Reimann arrived at this time. <br /> <br />Mr. Fountain stated that in driving around the area, he has only noticed 3 <br />homes that have sold in the last year. <br /> <br />Councilmanber Cox noted that depressed home sales is community wide; maybe just <br />not to the same degree as they are around the landfill. <br /> <br />councilmanber Sorteberg stated that if adjustments are made for Mr. Fountain, <br />the City would be obligated to re\7ie.w all home valuations in the area of the <br />landfill; suggested that the Landfill Ad Hoc Committee re\7ie.w this matter in an <br />objective manner. Councilmanber Sorteberg also noted that the market sale <br />reports from the County are more reliable information than what Mr. Fountain <br />notices as he drives the area. <br /> <br />. <br /> <br />Mr. Fountain stated that the Landfill Ad Hoc Committee Landfill Operations <br />Subcommittee will be re\7ie.wing this matter in the very near future. <br /> <br />Councilmanber Cox stated that even proferty owners on Bowers Drive say they <br />can't sell their homes because of the landfill; would this necessitate making <br />adjustments to valuations throughOut the City? <br /> <br />Councilmanber Sorteberg stated that he has SOld)~Dhomes in fq years and he ~ <br />doesn't believe that the landfill is the sole reason for depressed sales. 5-0-'8- o~ <br /> <br />April 24, 1985 <br /> <br />Page 3 of 7 <br />
