Chairman Zimmerman stated that extending municipal services to Rum Acres <br />Estates would require a petition of 100% of the residents in that area <br />committing cooperation on the project. <br /> <br />Sue Damyanovich - Inquired as to the time frame involved with developing <br />Juniper Woods. <br /> <br />Mr. Knutson - Replied that the first lots to be developed are the easterly <br />40; the second phase includes 35 lots for develo~ent. <br /> <br />Sue Damyanovich - Inquired if the lots are for sale to individuals. <br /> <br />Mr. Knutson - Replied that he will not be doing the building; he plans to <br />sell the lots to 6 builders or individuals; selling individual lots is a <br />possibility. <br /> <br />Representative for Inger Weit of 15400 Juniper Ridge Drive - Inquired if <br />residents of Rum Acres Estates could purchase lots in Juniper Woods in <br />order to preserve the 'green belt' between the two subdivisions. Stated <br />that there will be sewer and water problems if Juniper Woods is not served <br />by municipal sewer and water. <br /> <br />Jack Miller - Stated that he represents ownership of Outlot B since 1969; <br />that ownership is selling the land to Mr. Knutson for single family <br />develounent; Mr. Knutson has the authority to sell the lots; purchasing a <br />lot would be a matter of private contract. <br /> <br />P~presentative for Inger Weit - Stated that if Juniper Woods is developed <br />with private septic systems, it will create problems with the private wells <br />in Rum Acre Estates. <br /> <br />Chairman Zimmerman replied that Juniper Woods is proposed to be developed <br />with municipal services. <br /> <br />Don Jazdzewski - 15231 Salish Street N.W. - Inquired if any studies will be <br />done regarding the impact Juniper Woods will have on property values in Rum <br />Acres Estates, additional traffic congestion, and the impact to existing <br />private wells in the area caused by having to supply additional water to <br />serve Juniper Woods. <br /> <br />Chairman Zimmerman replied that he suspects traffic would increase; the <br />city does not normally do impact studies on subdivisions. <br /> <br />City Engineer Raatikka stated that there is an extension of Waco Street <br />proposed to the south to 149th to provide another outlet to the area to <br />relieve part of the traffic volume on 153rd. Mr. Raatikka stated that he <br />doesn't see any negative impacts on Rum Acres Estates. <br /> <br />Don Jazdzewski - Stated that in the past he has heard comments made at <br />Council meetings by knowledgeable companies indicating that the more water <br />you pump out of the ground, the more you increase the risk of creating <br />problems for private wells. <br /> <br />Mr. Raatikka noted that the City wells are lower than most residential <br />wells and the nearest City well is on 142nd. <br /> <br />Planning & Zoning Public Hearing/April 5, 1988 <br /> <br />Page 2 of 4 <br /> <br /> <br />
