The developer is requesting a minor revision
to the approved final plat. The property is generally located north of Alpine Drive and west of
T.H. #47. The approved preliminary plat for Sunflower Ridge consisted of 126 townhome units.
Last July, the City Council granted final plat approval to the first phase of the development, 59
units. Recently, the developer expressed a desire to revise the final plat to reduce the number of
units in the first phase from 59 to 46. The reduced final plat conforms to the approved
preliminary plat. All streets are proposed to be constructed with the first phase. Revised final
plat approval would still be contingent upon meeting all of the modifications requested in the
July 19, 2002 letter. City staff recommended approval of the revised final plat for Sunflower
Ridge.

Motion by Councilmember Pearson, seconded by Councilmember Kurak, to adopt Resolution
#03-04-099 rescinding Resolution #02-07-174 granting final plat approval to Sunflower Ridge
on July 23, 2002, and granting final plat approval to Sunflower Ridge contingent upon the
Developer entering into a development agreement with the City and compliance with City staff
review letter dated July 19, 2002.

City Council/April 22, 2003
