concern that Cedar Hills will create a need for municipal sewer and water <br />in Hunter's Hill. <br /> <br />Chairman Zimmerman replied that higher denisities are allowed in areas <br />served by sewer and water. This area was proposed to have sewer and water <br />and the developer would be looking to rezone some time before final plat <br />approval. The developer of Cedar Hills will have to provide drainage <br />easements; part of the proposal would be to have a southwest access. <br /> <br />Thomas Williams - Stated that he doesn't live in the subject area but he is <br />concerned that the city is contemplating the breakup of lot sizes; this <br />area traditionally had larger lots; smaller lots allow developer to sell <br />houses inexpensively; high density development will put additional pressure <br />on the schools and Ramsey will have a high volume of people living in <br />lesser value homes. Ramsey's comprehensive plan is laid out with larger <br />lot sizes. <br /> <br />John Heinen - 6370 143rd - Stated that he doesn't understand how traffic <br />from an additional 250 homes can be routed through this area without using <br />142nd. <br /> <br />Chairman Zimmerman stated that one of the Planning Commission's <br />recommendations is to extend a rough south to County Road f/l16 from the <br />southwest corner of the plat. That access would be through property not <br />owned by Wally Anderson and may require Council action to acquire. <br /> <br />Gregg Frank - Stated that when municipal sewer and water is available, <br />densities can increase to cover the cost of the improvements. It is <br />possible to increase the lot sizes adjacent to Hunter's Hill. <br /> <br />Sharon Dahlgren - Inquired if there is any way to assure that 144th will <br />not be extended into Cedar Hills. <br /> <br />Gregg Frank - Stated that 144th will not be extended to Cedar Hills if <br />Council does not want it extended but the platting of 144th to the boundary <br />of Hunter's Hill implies that it was intended to be extended into the <br />adjacent plat when it develops. <br /> <br />ADJOURNMENT <br /> <br />Motion by Commissioner Howell and seconded by Commissioner Holm to adjourn <br />the public hearing. <br /> <br />Motion carried. Voting Yes: Chairman Zimmerman, Commissioners Hendriksen, <br />Howell, LaDue, Holm, Terry and Shumway.
