236 <br /> <br /> <br />City of Ramsey Capital Improvement Plan <br />The City of Ramsey maintains a complete ten-year Capital Improvement Plan (CIP). That CIP is <br />available online at https://www.cityoframsey.com/DocumentCenter/View/1977/FINAL-Capital- <br />Improvement-Plan-2020-2029-PDF?bidId= . <br /> <br />Official Controls <br />Ramsey maintains an official zoning map as well as ordinances governing zoning, subdivisions, <br />water supply, and private septic systems. <br />Ramsey Zoning Designations <br />R-1 Residential District – the intent of the R-1 Residential District is to accommodate single-family <br />dwelling units on suitable land in the 2040 Metropolitan Urban Service Area (MUSA) and rural <br />developing areas of the city. All newly created lots, except the remnant of a lot of record not less than <br />five acres in size and located within the 2 040 MUSA, shall be serviced by sanitary sewer and municipal <br />water. All developing lots located within the rural developing area shall be served with individual <br />septic systems and wells. <br />R-2 Residential District - The intent of the R-2 Residential District is to accommodate multiple <br />dwellings at a density of four to seven dwelling units per acre and multiple -dwelling complexes within <br />the 2040 MUSA. All lots created by subdivision located within the 2040 MUSA shall be serviced by <br />sanitary sewer and municipal water. <br />R-3 Residential District The intent of the R -3 Residential District is to accommodate high -density <br />residential housing at a density greater than seven units per acre but not to exceed 15 units per acre <br />within the 2020 MUSA. All lots created by subdi vision located within the 2020 MUSA shall be serviced <br />by sanitary sewer and municipal water. <br />B-1 General Business District The intent of the B -1 General Business District is to provide a <br />commercial area for goods and services for the surrounding neighborho ods and community on a <br />smaller scale than the B-2 Highway Commercial District. <br />B-2 Highway Business District The purpose of the B-2 Highway Business District is to provide for and <br />limit the establishment of motor vehicle oriented or dependent and convenien ce type, high intensity <br />commercial and service activities characteristically located along major traffic carriers. <br />E-1: Employment District To accommodate general industrial activities. <br />E-2: Employment District The purpose of the E-2 Employment District is to provide for the mix of <br />typically large volumes or bulk commercial goods and services, wholesale/warehouse activities and <br />limited retail activities. <br />E-3: Employment District The purpose of the E-3 Employment District is to provide for the mix of <br />typically large volumes or bulk commercial goods and services, wholesale/warehouse activities and <br />limited retail activities and limited outdoor storage.
