237 <br /> <br /> <br />The COR District The primary intent of the COR district is to create a focal point in the community <br />that embodies the principles of transit -oriented and mixed-use development. The COR district <br />envisions a distinctly different development pattern, with a more urban structure of streets and <br />blocks, than the suburban and rural patterns that have shaped the commu nity to date. The COR area is <br />comprised of a number of distinct subdistricts intended to define the type and intensity of uses, <br />location of amenities and overall character of development. The COR district incorporates the COR <br />development plan and development framework by reference to provide necessary building and site <br />design features that are essential to a pedestrian environment. <br />Mixed Use Planned Unit Development (MU-PUD) District The intent of the Mixed Use Planned Unit <br />Development (MU-PUD) District is to provide a range of retail and service commercial, office, and <br />residential uses that are organized and planned in a comprehensive manner. The MU -PUD District is <br />created for development seeking alternative development regulations that embody more traditio nal <br />neighborhood design (TND) principles to promote a better integration of uses that might typically be <br />separated and to provide for an adequate mixture of commercial and residential uses and in no case <br />shall a development contain more than 75 percent of one use. <br />H-1 Highway 10 Business District The city finds that the properties lying between Highway 10 and <br />Burlington Railroad tracks are integral to the future improvement of the U.S. Highway 10 <br />transportation system. These properties are therefore in a st ate of transition. The intent of the H -1 <br />Highway 10 Business District is to allow for uses that minimize traffic, vehicular access, and facilitate <br />orderly transition of the corridor while allowing the property owners the ability to utilize their <br />property for economic benefit until such time as the U.S. Highway 10 transportation system <br />improvements are initiated. <br />Public/Quasi-Public District The intent of the Public/Quasi -Public District is to provide for and <br />regulate uses that are public or semi-public in nature and to provide the community with area <br />designated specifically for open spaces, community gathering places, public and private recreational <br />spaces, educational facilities, and government buildings. <br />Planned Unit Development District The intent of the Planned Unit Development District is to <br />provide a district that will encourage: <br />(1) Flexibility in land development in order to make better use of new techniques in building <br />design and construction and land development. <br />(2) Housing affordable to all income groups. <br />(3) More efficient use of public infrastructure. <br />(4) Energy conservation through the use of more efficient building designs and through the <br />clustering of buildings and land uses. <br />(5) Preservation of desirable land characteristics and open sp ace and protection of sensitive <br />environmental features such as steep slopes, poor soils and trees. <br />(6) More effective and efficient use of land, open space and public facilities through the mixing of <br />land uses and assembly and development of land in larger lots. <br />Neighborhood Business District The intent of the Neighborhood Business District is to provide a <br />commercial area for office space, daycare uses and other similar uses, which are compatible with the <br />neighboring residential properties.
