<br />5. That the Subject Property received preliminary plat approval as Brookfield Addition on <br />September 13, 2005 and consists of 241 urban single-family residential lots served by <br />municipal sewer and water. <br /> <br />- - <br /> <br />6. That Brookfield 1 st Addition received final plat approval on April 25, 2006. <br /> <br />7. That the special conditions causing the undue hardship, namely the presence of the Trott <br />Brook corridor and related trails, and location of the stonnater ponding area, do/do not result <br />from the actions of the Applicant. <br /> <br />8. That if granted, the variance will/will not grant the Applicant any special privilege that is <br />denied to other owners of lands, structures or buildings in the same district. <br /> <br />9. That if granted, the variance will/will not. be materially detrimental to the purposes of the <br />Ramsey Zoning Chapter or other property in the R -1 Residential District. <br /> <br />10. That if granted, the variance will/will not violate the intent and purpose of the City's <br />Comprehensive Plan. <br /> <br />11. That if granted, the variance will/will not impair an adequate supply of light and air to <br />adjacent property, substantially increase the congestion of public streets, or increase the <br />danger of fire, or endanger the public safety, or substantially impair property values within <br />the neighborhood, <br /> <br />12.
