<br />CASE # I <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF <br />MINKS BUSINESS PARK 2ND ADDITION: <br />CASE OF MINKS CUSTOM HOMES <br />By: Breanne Daines, Associate Planner <br /> <br />Background: <br /> <br />Minks Custom Homes submitted an application for a minor plat to split Lot 1, Block 1, Minks <br />Business Park into two lots. The lot is located generally on the southeast comer of Sunfish Lake <br />Court and Sunfish Lake Boulevard. <br /> <br />The following items are enclosed for your information: <br /> <br />1) Site location map <br />2) Sketch Plan <br />3) Planning Commission minutes from October 6, 2005 and November 3, 2005 <br />4) City Staff Review Letter dated November 30, 2006 <br /> <br />Notification: <br /> <br />Sketch plans are not subject to a public hearing. However, owners of property within 350 feet of <br />the subj ect property were notified of the sketch plan and variance request. A land use sign was <br />also erected on the subj ect property. <br /> <br />Observations: <br /> <br />Ben Minks is proposing to split the eastern portion of the existing 3.36 acre lot into a 1.27 acre <br />buildable lot. The proposed lot does not have any frontage on a public road. City Code prohibits <br />the creation of lots with no frontage on a public road. A variance will be needed in order to <br />accommodate this minor subdivision. <br /> <br />The newly created lot proposes access onto Sunfish Lake Court via an ingress-egress easement <br />through Lot 1, Block 1 Minks Business Park. <br /> <br />The minutes from last year's Planning Commission meeting are included. The Planning <br />Commission tabled the original site plan so that Mr. Minks could examine other possibilities for <br />making full utilization of the lot in the event he would like to develop a second building on the <br />eastern portion of his property. The applicant came back the next month after re-positioning his <br />current building, and proposed a future expansion on his existing building. <br /> <br />1 <br />
