<br />Recommendation: <br />~ <br /> <br />Based on City Code requirements, City Staff does not support this minor subdivision because the <br />new lot created would not have any frontage on a public road, and thus no right-of-access to the <br />property. Without the variance, this minor plat cannot be processed. However, the following <br />options are available to Mr. Minks ifhe wishes to develop a portion of his lot: <br /> <br />1) Seek a Conditional Use Permit for multiple principal buildings on one lot; <br />2) Seek a rezoning to PUD, and allow multiple buildings on one lot within the PUD. <br /> <br />Both of the above options allow Mr. Minks to develop a building and sell the building space <br />through the cOlmnon-interest-commumty (CIC) platting process, but he would retain ownership <br />ofthe land. <br /> <br />The sketch plan process provides the Planning Commission the opportunity to relay to the <br />developer direction on the proposed subdivision related to street networks, lot layout, and overall <br />design that are acceptable and those issues that may need further analysis. <br /> <br />Commission Action: <br /> <br />Provide the developer with feedback and direction related to the proposed sketch plan. <br /> <br />Review Checklist: <br />Assistant Community Development Director <br />Civil Engineer <br /> <br />PC: 12/7/06 <br /> <br />2 <br />
