Fifth Street <br />St. Paul, MN 55101 -1634 <br />Dear Sandra: <br />15153 NOWTHEN BOULEVARD N.W., RAMSEY, MINNESOTA 55303 <br />After numerous discussions, debates and negotiations, the City of Ramsey herby submits its <br />March 2001 revisions to the Comprehensive Plan Draft for Metropolitan Council review. It is the <br />City's understanding that the plan will be reviewed by the Metropolitan Council on March 28, <br />2001. The March 2001 draft contains revisions from the February 2001 draft to the Land Use, <br />Sanitary Sewer, MNRRA/Critical Area Plan and Implementation chapters. The key revisions <br />include the following: <br />Land Use Chapter <br />• Mixed Use designation has been shifted to the west and located on both sides of <br />Armstrong Boulevard. <br />• Residential land uses have been slightly modified north and south of Highway 10 and <br />west of Armstrong Boulevard. <br />• Rural Preserve area has been slightly reduced in size to accommodate land owner <br />requests. <br />• Rural Developing area has been reduced in size as a result of the identification of a <br />planning area. <br />• An area central to the community that is adjacent to the future MUSA line has been <br />identified as an area that warrants further study to evaluate the feasibility of extending <br />sanitary sewer services. <br />• As a result of the land use changes, development projections have resulted in a slight <br />reduction in projected new sewered households to 2020. <br />Sanitary Sewer <br />• Household projections in the land use chapter reflect a complete build out scenario, <br />indicating roughly how many units might be accommodated based on the future land use <br />plan. The Sewer chapter however, projects how much sewer capacity will be needed by <br />2020 given an assumed rate of growth over the next 20 years.
