COMPREHENSIVE PLAN REMAINING ISSUES <br />Zimmerman and Hendriksen Issues <br />March 1, 2001 <br />The Administrator Proposals <br />(Based on past and recent discussions with other <br />Councilmembers both individually and during <br />Council meetings /work session) <br />Zimmerman — Current Issues <br />A. Town Center /Industrial Development - <br />Must retain industrial base west of Ramsey <br />Boulevard on BMA property. Prefer town <br />center moved to the west — either west or <br />east of Armstrong Boulevard. <br />B. Remove Medium Density Designation <br />east of Sunfish Lake Boulevard. <br />Hendriksen — Current Issues <br />A. Town Center /Industrial Development - <br />Agree with Zimmerman on retaining <br />industrial development west of Ramsey <br />Boulevard on current BMA property. Must <br />retain industrial base west of Ramsey <br />Boulevard on BMA Property. Prefer Town <br />Center moved to the west — either west or <br />east of Armstrong. <br />B. Sunfish Lake Housing - Agree with <br />Zimmerman to remove medium density <br />housing. Suggest replacing industrial land <br />designation east of Northfork - The Links <br />Golf Course as medium density housing. <br />C. Density Transition - Some of the language <br />removed in the 1/25/01 draft should be <br />placed back in the document. References <br />to 1000 feet and the Charter amendment <br />are not necessary. <br />Previous Concessions <br />D. Density — Keeping the densities as in the <br />September 2000 draft. <br />E. C.R. #116 /Ramsey Boulevard — Prefer the <br />undeveloped property be designated as <br />commercial. <br />F. Urban Reserve — Oppose the Urban <br />Reserve area suggested south of Central <br />Park. <br />G. Area South of Highway #10 — Prefer it not <br />be designated as medium density housing. <br />Suggest mixed use or places to work as <br />land -use designation provided there is <br />sufficient language to allow for density <br />transitioning. <br />Current Issues <br />A. Town Center /Industrial Development — <br />Would agree to allow the BMA property to <br />be designated as industrial base and move <br />the town center to the western half of <br />Section 28. <br />B. Sunfish Lake Housing — Replace medium <br />density housing with low- density housing. <br />C. Density Transition Will suggest <br />language to "beef up" the Comprehensive <br />Plan. <br />1. Urban Reserve — Will agree to change <br />designation of Urban Reserve to study area <br />and remove any discussion of study for <br />urban reserve. <br />2. South of Highway #10 — Medium Density <br />Housing Area size has been downsized to <br />allow for better density transitioning. <br />Previous Concessions <br />3. High Density Housing Area North of 153 <br />Avenue/Highway #47 has been designated <br />as "places to shop" as requested. <br />4. Vacant area north of C.R. #116 and <br />Ramsey Boulevard designated as single - <br />family housing rather than medium density <br />housing. <br />5.
