The southern portion <br />of this 29 square -mile city has been on urban services for a decade. The Regional Blueprint shows urban, <br />2020 MUSA, urban reserve and permanent rural within the city of Ramsey. The predominant <br />development pattern is 1 to 2.5 -acre lots served by 3,750 on -site systems. Commercial and industrial <br />development and future urban expansion is primarily along the TH10 corridor that includes the proposed <br />Northstar Commuter rail and possible station. Along this corridor, the plan identifies a 100 -acre mixed - <br />use area and policies for a Town Centre where mixed -use and transit oriented development could occur. <br />The plan proposes to add 1,096 acres to the MUSA. In areas not planned for urban services where rural <br />subdivisions have already occurred, the city proposes to increase allowed density from one unit per ten <br />acres to one unit per 2.5 acres, while keeping remaining open areas at one unit per 10 acres, consistent <br />with Council policy.
