The March 14, 2001, submittal addressed the <br />finding of substantial departure by increasing <br />urban development and identifying the <br />Central Planning Area. For 2040, city will <br />need sufficient urban land to accommodate <br />another 3,500 sewered households, including <br />the Central Planning Area, for total 2040 <br />sewered HH of 10,570. <br />March 14, 2001, changes added 86 acres of <br />high density at 15 units /acre. LCA goals met. <br />If mixed -use area includes housing, LCA <br />goals will be exceeded. <br />City has worked with partners. Council <br />recommends approval of the plan to the DNR <br />and National Park Service - MNRRA. <br />Plan supports several regional trails and parks <br />operated by Anoka County but should be <br />updated to reflect current county plan. Plan <br />increases facilities in MNRRA corridor. <br />City will study SH 10 corridor access. Should <br />increase transit- oriented development along <br />Northstar Commuter Rail corridor that is part <br />of Metropolitan Transit Plan. <br />No urban reserve designated.
