Absent: Board Member Brauer. <br />PUBLIC HEARINGS/BOARD BUSINESS <br />Case #1: Request for a Variance to Accessory Building Sidewall Height Restrictions; <br />Case of Ralph & Vernice Jacobsen <br />Chairperson Nixt closed the regular portion of the Board of Adjustment meeting at 7:03 p.m. in <br />order to conduct the public hearing. <br />Public Hearing <br />Chairperson Nixt called the public hearing to order at 7:03 p.m. <br />Presentation <br />Assistant Community Development Director Frolik stated that Ralph and Vernice Jacobsen have <br />submitted a request for a variance to accessory building sidewall height restrictions. Ms. Frolik <br />explained Section 9.11.02 (Accessory Uses and Buildings) of Ramsey City Code regulates not <br />only the overall height of accessory buildings, but also accessory building sidewall height on <br />properties less than 2 acres. Sidewall height of accessory buildings on properties less than 2 <br />acres in size is limited to 10 feet; mean gable height is limited to 16 feet. <br />Assistant Community Development Director Frolik stated the purpose of the applicant's <br />proposed accessory building is to accommodate a fifth -wheel camper trailer and other personal - <br />use vehicles and equipment. The square footage of the proposed building, coupled with the <br />existing detached garage, is within the limits allowed in City Code. Furthermore, the proposed <br />location meets or exceeds all applicable setbacks. However, the height of the camper trailer <br />requires a minimum clearance of 12 feet. Thus, Mr. Jacobsen is requesting a variance to <br />construct an accessory building with sidewalls that are 14 feet tall to accommodate the 12 foot <br />door opening, header, and door hardware. The mean gable height of the proposed building will <br />be approximately 16 feet. Finally, Mr. Jacobsen has spoken with most of the surrounding <br />property owners and has obtained the signatures of six of them that support his request. <br />Assistant Community Development Director Frolik advised staff recommends approving the <br />variance based on the fact that the proposed building will comply with the overall height <br />limitation and that it will comply with both square footage regulations and minimum setbacks. <br />Citizen Input <br />There was none. <br />Motion by Chairperson Nixt, seconded by Board Member Van Scoy, to close the public hearing. <br />Board of Adjustment/November 2, 2006 <br />Page 2 of 4 <br />
