That the proposed development associated with the rezoning will not exercise substantial <br />detrimental influence on the market value of surrounding properties. <br /> <br />11. That the proposed development associated with the rezoning will not adversely impact <br />natural features such as wetlands, water features, woodlands, and steep slopes. <br /> <br />12.
