CASE # <br />REQUEST FOR FINAL SITE PLAN REVIEW; <br />CASE OF HOLIDAY STATIONSTORES <br />By: Breanne Dalnes, Associate Planner <br />Background: <br />Holiday Stationstores has submitted an application for site plan review to construct a 5,413 <br />square foot facility located on the southeast corner of Ramsey Boulevard and US Trunk <br />Highway 10. This store would replace the existing store immediately north of the proposed <br />site. <br />The following items are enclosed for your information: <br />a) Site location map <br />b) Site plan <br />c) Grading Plan <br />d) Utility Plan <br />e) Landscape Plan <br />fl Lighting Plan <br />g) Renderings of proposed building <br />h) City Staff review letter dated December 21, 2006 <br />i) Proposed Development Permit <br />Notification: <br />Site Plans do not require a public hearing; however a public hearing was conducted at the <br />Board of Adjustment meeting on December 7, 2006 in association with the variance for the <br />Holiday Station. <br />Observations: <br />Holiday Stationstores is proposing to construct a gasoline service station on the southeast <br />corner of Ramsey Boulevard and US Trunk Highway 10. The applicant is proposing to vacate <br />their existing location on the north side of Highway 10, and relocate. They are intending to <br />remove the underground tanks and lease their existing building. A minor subdivision and a <br />variance to parking and paving setbacks are being processed as part of the site plan <br />application. <br />The application proposes to construct a 5,413 square foot station, 10 corresponding gas <br />service pumps and underground tanks on the newly created 1.4 acre lot. The property is <br />zoned B-2 Business, and gas stations are a permitted use within this district. <br />Access is being proposed onto both Ramsey Boulevard and Riverdale Drive. MNDOT and <br />City staff have requested that the access onto Ramsey Boulevard be repositioned as far south <br />as possible in order to provide adequate space for queuing vehicles at the intersecti0ri of <br />Highway 10. <br />-159- <br />
