CASE # 5
REQUEST FOR FINAL PLAT OF HOLIDAY RIVENWICK VILLAGE:
CASE OF HOLIDAY STATIONSTORES
By: Breanne Dalnes, Associate Planner
Background:
Holiday Stationstores has submitted a request for a minor subdivision in association with a site
plan request to construct a new gas station on the southeast corner of Ramsey Boulevard on US
Trunk Highway 10.
The following items are enclosed for your information:
1) Site location map
2) Final Plat of minor subdivision
3) Site Plan for Holiday Stationstore
4) City Staff Review Letter dated December 21, 2006
5) Final Plat Resolution
6) Draft Development Agreement
Notification:
Minor subdivisions do not require a public hearing. However, owners of property within 350 feet
of the subject property were notified of the sketch plan, site plan request, and variance. A land
use sign was also erected on the subject property.
Observations:
The minor subdivision request is to split an existing lot, Lot 2, Block 4, Rivenwick Village 2na
Addition, at the southeast corner of Ramsey Boulevard and US Trunk Highway 10. The smaller
of the two lots would remain vacant until a later date, but would be able to be developed as the
B-2 Business District permits. The larger lot to the west is proposed as the future site of the
Holiday Stationstore.
The property is zoned B-2 Business, and gas stations are a permitted use on the site. The
minimum lot size within this district is .5 acres, and the lots are proposed to be 2.4 and .8 acres in
size. The minimum lot width is 100 feet and lot depth of 150 feet, and both lots conform to these
standards.
A11 standards easements are taken around the perimeter of both lots.
Utilities will need to be extended to service these properties, and revisions to the utility plan have
been requested to indicate this extension.
Drainage, grading, and access issues will be addressed as part of the site plan for the proposed
Holiday Stationstore.
-179-
