The City offers the follow comments: <br />General: The current parcel, Lot 2, Block 4, Rivenwick Village, is located on the southeast <br />corner of Ramsey Boulevard and US Trunk Highway 10. The purpose of the subdivision is to <br />construct a Holiday Stationstore on the western parcel, and preserve the second parcel for <br />development or .sale at a Later date. <br />Zoning: The property is zoned B-2 Business aild gas stations are a permitted use within this <br />district. <br />Lot Sizes: The muumum lot size in the B-2 Business District is .5 acre, and the subdivision is <br />creating t<vo parcels, 1.4 acre and .8 acre parcels. <br />Lot Dimensions: All proposed lots must have at least 100 feet in width and 150 feet in depth. <br />Botli lots conform to these standards. <br />Access: Access is proposed on Riverdale Drive for both Lots, and the corner lot also proposes <br />access off of Ramsey Boulevard. These accesses are generally acceptable, but attention should be <br />given to the location of the access onto Ramsey Boulevard in regard to the turn lane queuing <br />areas. The City and MNDOT are requesting re-location of that access point as far south as <br />possible. A revised site plan should include these changes. It is our understanding that you are <br />revising your plat to re-position the currently proposed access onto Ramsey Boulevard. <br />Drainage and Grading: Drainage and grading issues will be addressed as part of the site plan <br />review process. <br />Utilities: The utility plan shows extending salutary sewer along Riverdale Drive. This would <br />require excavation and restoration of the street along with closure of the street. This will not be <br />approved. The salutary sewer inay be placed in the right-of--way.
