Associate Planner Dalnes indicated the developer has agreed to construct 156' Avenue. <br />Chairperson Nixt inquired about elevations for the development. <br />Associate Planner Dalnes replied the standard for the E-1 District area is pretty loose. It <br />will be verified that the architectural standards are met, but the standards can be increased <br />as this is a PUD. <br />Chairperson Nixt requested staff work with the applicant to come up with a color scheme <br />to break up the units so they are individually distinct buildings. <br />Mr. Walz indicated rock face block is being used with a color scheme of cranberry on the <br />bottom with sandstone. <br />Chairperson Nixt indicated the applicant should work with staff regarding the elevations. <br />His primary concern related to the septic design and ensuring that there is adequate sizing <br />of the private water system. He noted they have dealt with the traffic flow, landscaping <br />and screening. With the two additional feet on the road width they will not be deviating <br />from City private road standards for streets with parking on one side. <br />Motion by Chairperson Nixt, seconded by Commissioner Brauer, to close the public <br />hearing. <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Brauer, Cleveland, <br />Hunt, Trites Rolle, and Van Scoy. Voting No: None. Absent: Commissioner Levine. <br />The public hearing closed at 9:08 p.m. <br />Commission Business <br />Chairperson Nixt called the regular meeting of the Planning Commission back to order at <br />9:08 p.m. <br />Motion by Commissioner Brauer, seconded by Commissioner Cleveland, to table the <br />applicant's request for preliminary plat and site plan approval until the following <br />information is received and accepted by staff: <br />1) Test pits that confirm that the soil on the proposed .site of the community <br />septic system is undisturbed and acceptable for construction of the <br />proposed system. <br />2) Revised sizing assumptions that utilize the proposed sizing suggestions <br />stated in the City Staff Review letter dated September 26, 2006. <br />3) Information regarding the exact location of the community septic system. <br />4) Information regarding the responsible party for management and <br />maintenance of the community septic system. <br />-280- <br />
