Mr. Campbell indicated some of the landscaping could be eliminated with the buildings <br />moved closer to the railroad tracks. <br />Chairperson Nixt replied he would not be in favor of that. <br />Commissioner Trites Rolle noted the units of concern would be 7, 13, 10 and 11. She <br />asked if there will be enough room for a fire truck to maneuver the turn next to units 10 <br />and 1 L <br />Mr. Campbell replied the site has been laid out to accommodate a turn by a fire truck. <br />Commissioner Trites Rolle expressed her support in the concept of the development. <br />Commissioner Hunt stated he agrees there is potential for an occasional traffic jam, but <br />with the type of business that is planned to utilize .this development, that will be the <br />exception rather than the rule. There is enough parking space to provide other areas for <br />parking off of the street if someone needs to park for any length of time, and there was <br />the suggestion of creating additional parking in an outlot. He asked if there are options <br />for the developer to control any problems with tenants blocking the street, such as <br />through the association. <br />Mr. Ness replied he is working with a development company that specializes in putting <br />together associations, and has asked them to put together bylaws. <br />Commissioner Cleveland suggested expanding the greenspace near the railroad tracks. <br />Mr. Campbell indicated the design can be amended to include another two feet in width <br />on the road. <br />Chairperson Nixt noted this expansion would at least comply with the 28 foot width <br />requirement. <br />Associate Planner Dalnes indicated it should be understood the site will still need to <br />comply with the landscaping requirements. <br />Mr. Walz noted it had been stated they would be allowed to put some landscaping in the <br />easement area. <br />Chairperson Nixt commented this will be a fairly crowded bituminous laden area. Staff <br />had recommended tabling this due to the septic system, which has been discussed as <br />being approved with contingencies. The issues related to traffic flow have been <br />discussed. He asked if the applicant has any issues with the Staff Review Letter other <br />than the landscaping plan and septic issues. <br />Mr. Walz replied the main issue was the septic system. <br />-279- <br />
