Chairperson Nixt closed the regular portion of the Planning Commission meeting at 9:18 <br />p.m. in order to call the public hearing to order. <br />Public Hearin <br />Chairperson Nixt called the public hearing to order at 9:18 p.m. <br />Presentation <br />Associate Planner Dalnes indicated the applicant is seeking a rezoning to Planned Unit <br />Development (PUD) to accommodate 15 lots on 8 acres. The total development area to <br />be rezoned is approximately 11 acres, and includes Outlot A and Lot 2, Block 1 of West <br />Ramsey Industrial Park. The applicant wishes to develop 15 buildings on Outlot A, which <br />is 8.44 acres. <br />Citizen Input <br />There was none. <br />Motion by Commissioner Chairperson Nixt, seconded by Commissioner Triter Rolle, to <br />close the public hearing. <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Triter Rolle, Brauer, <br />Cleveland, Hunt, and Van Scoy. Voting No: None. Absent: Commissioner Levine. <br />The public hearing closed at 9:19 p.m. <br />Commission Business <br />Chairperson Nixt called the regular meeting of the Planning Commission back to order at <br />9:19 p.m. <br />Motion by Chairperson Nixt, seconded by Commissioner Triter Rolle, to recommend that <br />City Council adopt findings of fact and grant the applicant's request to rezone property <br />from E-1 Employment to Planned Unit Development (PUD), contingent on the applicant <br />obtaining fmal plat approval for the subject development. <br />Further discussion: Commissioner Van Scoy asked if the PUD allows the City the <br />flexibility to discuss the impact of landscaping with the applicant. Associate Planner <br />Dalnes replied the PUD reserves the City the right to require additional performance <br />standards. Chairperson Nixt noted these requirements would be included in the final plat. <br />Commissioner Van Scoy questioned if there will be a conflict with the landscaping <br />requirements due to the additional space the Commission has requested with the <br />buildings. Chairperson Nixt indicated the applicant is required to meet the landscaping <br />-282- <br />
