Chairperson Nixt closed the regular portion of the Planning Commission meeting at 9:18 p.m. in order to call the public hearing to order. Public Hearin Chairperson Nixt called the public hearing to order at 9:18 p.m. Presentation Associate Planner Dalnes indicated the applicant is seeking a rezoning to Planned Unit Development (PUD) to accommodate 15 lots on 8 acres. The total development area to be rezoned is approximately 11 acres, and includes Outlot A and Lot 2, Block 1 of West Ramsey Industrial Park. The applicant wishes to develop 15 buildings on Outlot A, which is 8.44 acres. Citizen Input There was none. Motion by Commissioner Chairperson Nixt, seconded by Commissioner Triter Rolle, to close the public hearing. Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Triter Rolle, Brauer, Cleveland, Hunt, and Van Scoy. Voting No: None. Absent: Commissioner Levine. The public hearing closed at 9:19 p.m. Commission Business Chairperson Nixt called the regular meeting of the Planning Commission back to order at 9:19 p.m. Motion by Chairperson Nixt, seconded by Commissioner Triter Rolle, to recommend that City Council adopt findings of fact and grant the applicant's request to rezone property from E-1 Employment to Planned Unit Development (PUD), contingent on the applicant obtaining fmal plat approval for the subject development. Further discussion: Commissioner Van Scoy asked if the PUD allows the City the flexibility to discuss the impact of landscaping with the applicant. Associate Planner Dalnes replied the PUD reserves the City the right to require additional performance standards. Chairperson Nixt noted these requirements would be included in the final plat. Commissioner Van Scoy questioned if there will be a conflict with the landscaping requirements due to the additional space the Commission has requested with the buildings. Chairperson Nixt indicated the applicant is required to meet the landscaping -282-
