Spot elevations b <br />Overland grades must be a minimum of 1%. <br />Retaining walls are proposed to be constructed on two of the adjacent property lines. It <br />will be necessary to obtain permission from the adjacent property owners prior to <br />construction. The top and toe elevations of the wall should be added to the grading plan. <br />This development will require a permit from the Lower Rum River Water Management <br />Organization. <br />A sideway needs to be installed along 156' Avenue from Alpine Drive to the west line of <br />the plat. <br />Fire 5uppression/Sprinkling System: The City requires all commercial buildings in non- <br />hydranted areas to be sprinkled in order to provide adequate emergency fire protection. The City <br />is in receipt of a fire suppression specifications sheet submitted by Brothers Fire. Detailed <br />calculations identifying the critical fire flow demands will need to be submitted. It appears that <br />the sprinkling system will meet national anal state standards. This will be verified by the Fire <br />Marshal upon building permit submittal. <br />Stormwater Management Fee: A stormwater management fee must be paid for all .new lots <br />being created. The 2006 rates are $3,965 per developed acre. The total site developed at this time <br />is 3.8 acres. This does not include Lot 2, Block 1 West Ramsey Industrial Paxk. Stormwater fees <br />will be due upon redevelopment of this lot into an industrial/commercial use. The stornwater <br />management charge, based on 2006 rates, will be $15,067. The rate in effect at the time of final <br />plat approval must be paid prior to the City's release of the final plat for recording. <br />Park Dedication: The 2006 park dedication rate for industrial property is $3,850 per acre, for a <br />preliminary total of $14,630 for the first phase of the development. Park fees have been paid on <br />Lot 2, Block 1, West Ramsey Industrial Park. <br />Trail Fee: The 2006 trail development fee for industrial property is $1,090 per acre, for a <br />preliminary total of $4,142 for this phase of the development. <br />Sewer and Water Trunk Fees.
