The community well specifications have been <br />submitted by John Oliver and Associates. The City offers the following comments: <br />1. All piping which will become a part of the. city's watermain distribution system must <br />conform to standard city specifications. Plastic watermain is not allowed. <br />2. All utilities must be a minimum of 10 feet from flie edge of the drainage and utility <br />easement and watermains should be located on the north and east sides of the street. <br />Hydrants should be located a minimum distance of 3.5 feet from any building and <br />structure. Pahis sheets need to be revised to reflect this requirement. <br />3. Minimum. fire flow requirements should be determined to ensure that adequate water <br />storage and pressure are available. Sufficient well and storage tank capacity must be <br />available to meet this requirement. <br />4. The City requires information regarding the responsible party for management and <br />maintenance of the community water system. To date this information has not been <br />provided. <br />5. Developer agrees that each lot will connect to municipal services (sewer and water) <br />within 2 years of availability to the site. The submitted plan would also be required to <br />follow this stipulation and will be specified ili the Development Agreement for the site. <br />Septic .Utilities: Municipal utilities are c u~.ired to be constru ced, to .this site. Au alternative <br />wastewater system (septic system) will be req <br />• A soil boring and proposed system design has been submitted by Vic Hagenah. It has been <br />determined that, without digging the trenches for a standard system in the field, it is unknown <br />whether or not a standard system will be viable iu this location, given the existence of fill up <br />to 48 inches in deep in various areas. City Staff is workuig with you to determine the most <br />suitable type of system, given the results of the soils testing. <br />• EcoCheck is proposed to conduct the maintenance and management of the community septic <br />system and well. A copy of the agreement between the developers and EcoCheck will be <br />required. <br />• The site of the proposed system should be signed and fenced appropriately. Also, a secondary <br />site should be identified. All community septic or well areas should be encumbered with <br />drainage and utility easements. <br />• Sanitary sewer and watermain utilities should be extended to Alpine Drive so that fixture <br />connection to the municipal system will not require the disturbance of this street <br />• A revised septic system report must be submitted that addresses these items. <br />-286- <br />
