The proposed pumphouse will also need to meet the architectural <br />standards of the district, and will need to be constructed of brick, block, or pre-cast masonry <br />product. This will be verified upon building permit submittal. If any changes are proposed to the <br />origuial building elevations submitted, please submit those at this time. <br />Landscaping: The revised landscaping plan, dated November 20, 2006, is acceptable. A <br />landscape maintenance guarantee is required, and is outlined in the development agreement. <br />Tree Preservation Plan: Staff understands that there are no significant trees on the northeizi site. <br />Ground Cover/Irrigation: All disturbed areas otherwise not improved are required to be sodded <br />and irrigated, according to City Code. The Landscape Plan indicates this intention. All disturbed <br />areas on the southern lot will need to be re-established and landscaped appropriately. <br />Off-Street Parking: City Code requires the construction of 1 parking stall per 300 square feet of <br />office space, and 1 stall for every 1,000 feet of warehousing space. According to the submitted <br />building floor plans, there is approximately 40,000 square feet of office, and 40,000 square feet <br />of warehousing space within these units, resulting in the need for 173 parking spaces. The site <br />indicates 177 parking stalls, which meets the City's parking requirements. <br />Access and Streets: The submitted plan proposesThese streets must conform t AC ty standards <br />points and access the buildings with pnvate streets. <br />for private street width. The plan has been revised to indicate a 28 foot drive aisle, as requested <br />by the Planiv.ng Commission. <br />156' Avenue is presently connected to Highway 10 through a public street in the City of Elk <br />River. 156' Avenue will need to be constructed to provide access to Alpine Drive in order to <br />provide a second access to the development. The plat proposes to dedicate right of way for 156' <br />Avenue over Outlot A of Ramsey Commerical Pazk 2 Addition and Outlot B of West Ramsey <br />Industrial Park. <br />Loading Docks: Each building proposes to have three over-sized garage doors, one for each unit <br />within the building. This meets City Code requirements for off-street loading azeas. <br />Waste Storage: The submitted plans are deficient in addressing waste storage needs. Please <br />indicate the location of common trash receptacles, or specify how waste will be managed on site. <br />Lighting Plan: A lighting plan has been submitted. All lighting shall be arranged to deflect light <br />away from an adjoining public street. <br />Water.
