We offer the <br />followhig comments regarding your submittal:. <br />General: The final plat proposes to plat four of the southern-most lots in conjunction with the <br />approved preliminary plat for this site. The remainder of the lots are proposed to be platted in <br />subsequent additions, not to exceed one year. Prelilll]Tlary plat approvals are valid for one year. If <br />all lots are not platted within a year, you will need to come back to the City Council to obtain an <br />extension or produce a phasing plan. <br />Zoning: The site is currently zoned E-l: Employment, and both offices and warehousing are <br />permitted uses within this district. ' <br />Lot Standards: The minimum lot size in the E-1 district is 1 acre and minimum lot width is 200 <br />feet. The plat proposes to create multiple smaller lots, totaluzg about 7,800 square feet each. It is <br />your stated intent to fiuther divide each building into three offices for use by contractors, start-up <br />companies, and other small business ventures. A rezoning to Plamied Unit Development is being <br />processed as part of this plat. <br />Lot Coverage: The maximum building coverage for this district is 45 percent, and the submitted <br />plan indicates a building coverage of 22 percent. <br />Setbacks: City Code establishes a 35 foot front yard setback, 35 foot rear, and a 20 foot side <br />yard setback for all buildugs. Parking and drive aisles must be a minimum of 20 feet from all <br />street right-of--way. All setbacks appear to conform to City Standards. <br />Architectural Standards: City Code requires all buildings to be constructed of brick, stucco, <br />glass, wood, stone, or pre-cast concrete units that have been integrally treated with decorative <br />material or texture.
