CITY OF RAMSEY DEVELOPMENT PERMIT NORTHFORK OFFICE CONDOS On December 28, 2006, Site Plan approval was .granted by the City of Ramsey ("City") to Saint Andrews Investment Group, LLC ("Permittee"), whose address is 199 Coon Rapids Boulevard, Coon Rapids, MN 55448 to construct 15-5,500 square feet multi-tenant office buildings ("Structure") on the property which is legally described as follows: Outlot A, West Ramsey Industrial Park -or upon recording- -and- -and- Lots 1-5, Block 1, Northfork Office Condos Outlot B, West Ramsey Industrial Park Lot 1, Block 2, West Ramsey Industrial Park This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are as follows: 1. STRUCTURE. All building plans must be prepared and certified by a registered engineer or architect. 2. STATE BUILDING CODE COMPLIANCE. The structures shall be constructed in accordance with the requirements of the State Building Code. 3. SITE PLAN COMPLIANCE. The structures shall be constructed on the Site as shown on the Site Plan prepared by John Oliver and Associates dated , 2006. 4. REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following site improvements on the Site in accordance with the specifications and location as shown on the Site Plan submittal and in accordance with City Code. The City Engineering Department requires the submittal of a complete paper and electronic sets of Construction Plans for review and approval prior to beginning construction on the site. The Required Improvements are as follows: a. Site grading in accordance with the Grading Plan prepared by John Oliver and Associates, revised , 2007. b.
