c. Installation of storm sewer, sanitary sewer, watermain, and appurtenances per City <br />standards. <br />d. Installation of B-6/12 continuous concrete curbing around the perimeter of all concrete <br />and/or bituminous surfaces per City standards. <br />e. Establishment of turf in areas disturbed during construction and in accordance with the Site <br />Plan. <br />f. Installation and removal of temporary erosion control measures. . <br />g. Installation of landscaping materials in accordance with the Landscape Plan prepared by <br />John Oliver and Associates revised November 20, 2006 . <br />h. Irrigation metering and backflow devices shall be approved as part of the Utility Plan, and <br />installed accordingly. <br />i. Irrigation rain sensors shall be installed and appropriately placed throughout the <br />development. <br />("Required Improvements)". <br />5. FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these items on <br />the Site shall be as directed by the City's Fire Chief. <br />6. LIGHTING. Lighting shall be installed on the site in accordance with City Code, and in <br />accordance with the approved Lighting Plan, dated <br />7. BUILDING FACADE. The Permittee agrees to construct all building faces of the same <br />material and general design as indicated on the Building Elevations dated July 29, 2006. <br />8. REQUIREMENTS FOR BUILDING PERMIT. No building permit for the Site will be <br />issued until the Perrnittee has: a) signed and returned this Development Permit, b) the City has <br />received the required financial surety, inspection fees, and other development fees, c) all <br />contingencies of final plat approval are satisfied, and d) the plat of Northfork Office Condos is <br />recorded at Anoka County. <br />No Certificate of Occupancy for the structure will be issued until the Required Improvements, <br />or a fmancial surety for same, are accepted by the City. <br />9. IMPROVEMENT CONSTRUCTION SCHEDULE. The Required Improvements shall be <br />completed before January 1, 2008. <br />10. RECOGNITION OF LOCATION. The Permittee herein agrees to recognize Ramsey as the <br />City of location on all forms of advertising and business correspondence whenever reasonably <br />prudent to do so. <br />11. FINANCIAL SURETY.
