This area is adjacent to the Mixed- <br />Use Core. <br /> <br />e. Park and Open Space SUlb-District -"TC-5." The park and <br />open space Sub-Di$trict is intended to preserve environmental <br />features, provide amenities lpld create focal points and community <br />gathering places within easy access of all ,areas of the Town <br />Center. A minimum, of lQpercent of the gross acreage of the <br />Town Center shall.,consist. of open space that is improved for <br />public use as guided by the :MasterPlanand any other subsequent <br />agreements between the City and developer. Areas designated <br />within the TC-5 Su.b-District, however, are restricted from other <br />types of development, with the exqeption of certain civic uses, as <br />shown in Table 1. <br /> <br />Subd. 3.
