The City offers the following comments regarding your <br />application: <br /> <br />Zoning: The City of Ramsey is processing a rezoning associated with the fire station <br />property. This property is currently zoned R-1 Residential, and the proposed zoning is <br />Pu blic-Quasi Public. The rezoning for this property is being processed with other parcels <br />of City-owned facilities. <br /> <br />Property Size Requirements: The proposed tower utilizes city-owned property. City. <br />Code requires all towers proposed on city-owned property and within residential zoning <br />districts to be positioned on at minimum of 10 acres. However, there are no special <br />property size requirements for those located in Public-Quasi Public zoning districts. <br /> <br />Co-Location Requirements: The City of Ramsey requires the co-location of <br />telecommunication antennas, where possible. The City Council must find that the <br />proposed tower cannot be accommodated on an existing or approved tower or building <br />within one mile of the proposed tower. City 8taffbelieves that T-Mobile has made an <br />effort to locate an alternative site to their existing tower that will be removed by the City, <br />and the fire station property is the most ad~quate for their needs. <br /> <br />Tower Location/Setback Requirements: The proposed tower is located on the <br />north\vestern comer of the property, approximately. 35 feet from the rear property line, 30 <br />feet from the side property line, and approximately 160 feet from the front property line. <br />Tower setbacks within the Public-Quasi Public Zoning District defer to the B-1 Business <br />standards. The front, side, and rear yard setbacks wjthin the B-1 District are 35, 10, and <br />35 feet, respectively. No variance is needed to the building setback under the Public- <br />Quasi Public Zoning District. <br /> <br />23 <br /> <br />
