<br />City Staff requests that the tower is located farther north, closer to the s~de ,property line. <br />There are tentative plans for a small, cold storage building for fire statiqn use, and the <br />Fire Chief has requested that considerations are made to accommodate a po.ssible,future <br />building. Given the existing site constraints, (septic system location, geQthermal field, <br />and parking areas) there is limited space on the site for additional buildings. <br /> <br />City Staffis working to ensure a viable secondary septic site on the property. The City <br />must ensure a viable site before approving the conditional use permit for constructing a <br />tower. <br /> <br />Tower Design Requirements: City Code requires all towers shall be designed to blend <br />into the surrounding environment. According to the submitted narrative, you are <br />proposing to construct a 40 by 60 foot chain link fence with 3 strands of barbed wire <br />approximately 8 feet high. <br /> <br />All towers shall be of the monopole design. Based on your revised pl~,you intend to <br />construct a monopole. <br /> <br />Accessory Utility Buildings/Ground Equipment: It is our understancling thatthere will <br />be no building constructed associated with this application. City Code requires the use of <br />suitable vegetation to screen ground equipment. There is an example of a Tower <br />Screening Plan included as an attachment to this letter. Please submit ~ plan to use <br />landscaping to screen the equipment and fence from surrounding properties. <br /> <br />Tower Height Requirements: Within the Public-Quasi Public District, tower height <br />defers to the B-1 Business standards. The maximum height within this! district would be <br />165 feet. The proposed tower is 185 feet. This overage requires City COutlcil' approval. <br /> <br />Tower Lighting: Towers shall not be illuminated by artificial means, 'except where <br />regulated by the Federal Aviation Administration. It does not appear the tower. proposed <br />lighting of any sort. <br /> <br />Tower Access: It appears that you are proposing an ingress/egress ea~ementacrossthe <br />fire station property. The City does not see the need to grant an easement for this purpos~ <br />because the parking area is accessible to the general public. However" aneasell1ent shall <br />be provided from the edge of the parking areat6 the site. <br /> <br />Agreements: The applicant must obtain a lease from the City, and th~ lease must inc~ud~ <br />the following provisions: that the tower will not interfere with the pUlipose for which the i <br />property is intended; the tower will have no adverse impact on surrounding private <br />property; the applicant obtains liability insurance, the applicant provide fair <br />compensation as compared with examples of other agreements; that the antenna does not. <br />interfere with other users who have a higher priority, as defined in City Code; that the <br /> <br />24 <br /> <br />
