CASE # L.f

Public Hearing
REQUEST FOR AN INTERIM USlt PERMIT TO ALLOW
OUTDOOR STORAGE OF SURPLUS RECREATIONAL VEHICLES AND/OR
TRAVEL TRAILERS IN THE, 'E-l EMPLOYMENT DISTRICT;
CASE OF RV WOIq,D, INC.
By: Chris Anderson, Environmental Coordinator

Background:

R V W orId, Inc. has submitted an application for an Interim. Use Permit to allow for outdoor storage
of surplus Recreational Vehicles (RVs) and travel trailers on the property located at 6300 Bunker
f"ake Blvd NW.

The following items are enclosed for your review:

a) Site location map
b) Site drawing
c) Proposed resolution for Findings of Fact
d) Proposed resolution to approve Interim Use Permit
e) Proposed resolution to deny request

Notification:

State law requires notification to properties within 350 feet ofthe boundaries of the subject property
and property owners within that radius were notified.

Observations:

R V W orId, Inc has an agreement with the property owner to lease a portion of the site for the
pUll)ose of storing surplus recreational vehicles(RV s) and/or travel trailers. The property is roughly
two and a half(2.S) acres in size and is zonedE-1 Empl()yment. The proposed storage area, located
in the southeastern (rear) corner of the lot, would be 160 feet by 220 feet and currently has a gravel
surface.

Thi s is the fourth request of this nature for R V Wodd, Inc. The City approved interim. use permits in
both 2004 and 2005 for the old B & A Cylinder site. WhileRV World, Inc. was not the actual
applicant for those two requests, for all intents and purposes, the requests were made on their behalf
to allow for outdoor storage ofRVs and travel trailers. RV World, Incapplied for an !UP in the
spring of 2006 for outdoor storage on a residentially zoned parcel south of Highway 10. That request
was denied, mostly due to the fact the proposed site was zoned residential. Subsequent to that
request, Staff provided the applicant with a m.ap of sites more suitable for outdoor storage. The
location of the current request is considered more conducive for outdoor storage based on the
propeliy's zoning.

57
