<br />Chairperson Nixt introduced the following resolution and moved for its adoption: <br /> <br />RESOLUTION #06-11-340 <br /> <br />RESOLUTION ADOPTING FINDINGS OF FACT #0782 RELATING TO A REQUEST <br />FOR A VARIANCE TO ACCESSORY BUILDING SIDEWALL HEIGHT <br />RESTRICTIONS <br /> <br />WHEREAS, Ralph & Vernice Jacobsen, hereinafter referred to as "Applicants," have <br />properly applied for a variance from Section 9.11.02 of the Ramsey City Code to construct an <br />accessory structure with side walls in excess of ten (10) feet in height on the property generally <br />known as 8240 154th Lane NW and legally described as follows: <br /> <br />Lot 6, Block 9, Whispering Pines Estates, Anoka County, Minnesota <br /> <br />(Subject Property) <br /> <br />NOW THEREFORE, BE IT RESOLVED BY THE BOARD OF ADJUSTMENT OF THE <br />CITY OF RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA, as follows: <br /> <br />1. That the Board of Adjustment conducted a public hearing pursuant to Section 9.03.07 of the <br />Ramsey City Code on November 2, 2006 and that said public hearing was properly <br />advertised, and that the minutes of said public hearing are hereby incorporated as a part of <br />these findings by reference. <br /> <br />2. That the Subject Property is zoned R-1 Single Family Residential (Rural Developing) and is <br />approximately three quarters of an acre in size. <br /> <br />3. That the Subject Property is surrounded by properties also zoned R-1 Single Family <br />Residential (Rural Developing). <br /> <br />4. That Section 9.11.02 of the Ramsey City Code restricts the sidewall height of accessory <br />buildings to ten (10) feet on properties less than two (2) acres in size and the overall height, <br />measured to the mean gable height of the roof, to a maximum of sixteen (16) feet. <br /> <br />5. That the proposed accessory building will comply with the overall height limitation but <br />would have sidewalls that are fourteen (14) feet in height. <br /> <br />6. That the Applicants wish to store a fifth-wheel camper trailer and other miscellaneous <br />equipment in the proposed building; the minimum garage door height necessary to <br />accommodate the camper trailer is twelve (12) feet. <br /> <br />7. That there is an existing detached garage on the Subject Property totaling 768 square feet. <br /> <br />8. That the proposed accessory building will be 1008 square feet in size (28' by 36'). <br /> <br />9. That the maximum allowable square footage for accessory buildings on the Subject Property <br />is 1,800 and the combination of the existing and proposed accessory building square feet will <br />not exceed this limit. <br />
