<br />..' <br /> <br />Board Member Brauer introduced the following resolution and moved for its adoption: <br /> <br />RESOLUTION #06-12-371 <br /> <br />RESOLUTION ADOPTING FINDINGS OF FACT #0785 RELATING TO A REQUEST <br />FOR A VARIANCE TO THE MINIMUM LOT WIDTH (STREET FRONTAGE) ON <br />THE PROPOSED LOT 1, BLOCK 1, MINKS BUSINESS PARK 2ND ADDITION. <br /> <br />WHEREAS Ben Minks, hereinafter referred to as "Applicant," has properly applied for a <br />variance from Section 9.20.24 that requires 200 feet of lot frontage along a street, on the property <br />to be platted, legally described as <br /> <br />Lot I, Block I, MINKS BUSINESS PARK, Anoka County, Minnesota <br />(the "Subject Property") <br /> <br />NOW THEREFORE, BE IT RESOLVED BY THE BOARD OF ADJUSTMENT OF THE <br />CITY OF RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA, as follows: <br /> <br />1. That the Board of Adjustment conducted a public hearing pursuant to Section 9.03.07 of the <br />Ramsey City Code on December 7, 2006 and that said public hearing was properly <br />advertised, and that the minutes of said public hearing are hereby incorporated as a part of <br />these findings by reference. <br /> <br />2. That the Subject Property is zoned E-1 Employment. <br /> <br />3. That Section 9.20.24 (E-1 Employment District) of the City Code establishes a minimum of <br />lot width of 200 feet. <br /> <br />4. That Section 9.02 of the City Code defines lot width as the uniform width measured at the <br />property line abutting the street. <br /> <br />5. That Section 9.50.01 (Subdivision, In General), Subd. 4 (Access), states that no permit for the <br />erection of a building shall be issued unless the parcel of land abuts a street or highway which <br />has been designated on an approved plat or official City map. <br /> <br />6. That Section 9.50.30 (Subdivision Design Standards), Subd. 8.b (Lots) of the Ramsey City <br />Code states that all lots hall have at least the minimum required frontage on a publicly <br />dedicated street. <br /> <br />7. That the Applicant is requesting a variance to subdivide the Subject Property and create a lot <br />with no frontage along a street. <br /> <br />8. That the applicant is proposing to obtain access through an ingress/egress easement along <br />another property he currently owns. <br />
