<br />The final plat substantially conforms to the preliminary plat with respect to number of lots, lot . <br />width, size and area. The fmal grading, utility, street, and landscaping plans have been reviewed <br />and are generally acceptable with minor revisions. The Developer has received a permit from the <br />Lower Rum River Water Management Organization and Ml1/DOT. <br /> <br />At the time of preliminary plat review, a traffic generation analysis of TH 47 at the intersections <br />including Alpine Drive, Sunwood Drive CSAH 5, and CR 116. All of the above intersections, <br />excepting the intersection at CR 116, perfonned at acceptable levels. <br /> <br />. The Park Commission recommended a cash payment to satisfy park dedication requirements. <br /> <br />Throughout the subdivision process, the Commissions and City Council have expressed support <br />for a trail connection between T.H. #47 and Waco Street to the east. City Staff is of the opinion <br />that the trail connection should be constructed south of Amber Ridge 2nd Addition, on City- <br />owne-d-prop~rty. ----- ---- <br /> <br />Fiscal Impact: <br /> <br />The Developer is responsible for all costs associated with the development of the property. <br /> <br />Recommendation: <br /> <br />City Staff recommends fmal plat approval contingent upon compliance with City Staff Review . <br />Letter.
