<br />Final Plat: Amber Ridge 2nd Additi~n <br />January 4, 2007 <br />20f4 <br /> <br />Density: The maximum net density allowed in the R-l MUSA district is 3 units per acre <br />for single family homes. The net density is approximately 2.2 units per acre. <br /> <br />Lot Dimensions and Area: In accordance with the approved preliminary plat, all. <br />proposed lots meet the requirement for 80 feet of frontage on a public road, either at the <br />road right-of-way or the building setback line. All of the lots exceed the 10,800 square <br />foot minimum required by City Code. <br /> <br />Setbacks: The Grading & Erosion Control Plan confirms that the proposed house pads " <br />will meet all of the required setbacks. <br /> <br />. Public Streets and'Access to Lots: In accordance with the approved preliminary plat, the <br />Final Plat proposes to extend the Argon Street cul-de-sac to provide public access to the <br />lots. On July 10, 2006, the Ramsey Board of Adjustment approved a variance to the <br />maximum cul-de-sac length. <br /> <br />Traffic Analysis: The traffic generation analysis was presented and reviewed as part of <br />preliminary plat approval. Traffic from this development is anticipated to primarily utilize <br />the TH 47 corridor. There is a study of this corridor, as recent as May of 2005, analyzing <br />the level of service on TH 47 at the intersections including Alpine Drive, Sunwood Drive <br />CSAH 5, and CR 116. All ofthe above intersections, excepting the intersection at CR 116, <br />performed at acceptable levels. <br /> <br />Noise Mitigation: MnDOT has indicated that residential land use may not be compatible <br />with highway impacts, notably potential noise complaints. The plat lies adjacent to T.H <br />#47. A six foot wood screening wall has been constructed adjacent to the east right of way <br />ofTH 47 along the length of this proposed subdivision. <br /> <br />Drainage and Grading Plan: A grading plan has been prepared by LSJ Engineering Inc. <br />In general, the extended segment of Argon Street and the front halves of the five additional <br />residences are proposed to drain to the existing sedimentation pond located on Outlot A of ' <br />the Amber Ridge subdivision. The rear portions of the lots within the proposed <br />subdivision drain to two flared end drains which are connected to the storm sewer system <br />which drains Argon Street. One of these drains is located on the common line between lots <br />1 and 2; and the second drain is located 70 feet south of common lot line between lots 3 <br />and 4. A permit for this development has been obtained from the Lower Rum River Water <br />management Organization. The proposed grading plan is generally acceptable, however <br />the following issues need to be addressed: <br />
