<br />., <br /> <br />.' <br /> <br />..' <br /> <br />NOW, THEREFORE, the Property Owners as authorized by Section 4.01 of the <br /> <br />Declaration for BUSINESS PARK 95 hereby declare: <br /> <br />1. That Section 2.14 of the said Declaration is amended to read as follows: <br /> <br />2.14 Greenspace. Not less than 150,10 of the area of a lot shall be <br />landscaped by means of a lawn and/or other ground cover, combined with <br />shrubbery, trees, and the like, which may be complimented with earth berm, <br />masonry OJ similar materials, all hannoniously combined with themselves and <br />with other improvements on the lot. All landscaped areas shall be served by an <br />irrigation system approved by tbe Board. The Board may, in its discretion, give <br />credit towards the 150/0 landscape requirement for wetlands and/or detention <br />ponds that may be located on the lot. <br /> <br />2. That Section 3.01 of the Declaration for BUSINESS PARK 95 is amended to read <br /> <br />as follows: <br /> <br />3.01 Architectural Review Board. The Board shall be comprised of the <br />five (5) members to be determined as follow: One (1) member shall be from the <br />City of Ramsey Economic Development Commission; One (1) member from the <br />City of Ramsey Planning Commission, Three (3) members elected from the <br />Property Owners of the Property. Declarant shall annually call a meeting of all <br />owners to be held in the month of March at which meeting the three Property <br />Ownermernbers oCthe Board shall be elected. Declarant shall give at least 30 <br />days, but not more than 90 days, written notice of each such meeting. At each. <br />such meeting, owner shall have one vote per Property owned by such Owner. <br />The presence in person, or by proxy, of the holders of a majority of the votes <br />shall constitute a quorum at a meeting of the Owners. Cum.ulative voting shall <br />not be allowed <br /> <br />The terms of all members shall be two years beginning on April 1 following <br />their election. No member may serve two consecutive teuns. If a vacancy of <br />a Property Owner member occurs on the Board, the remaining Board members <br />shall elect a replacement who will serve the remainder of the term. <br /> <br />2 <br />
