such increase and shall reimburse Landlord therefore and further, shall discontinue or cause <br />the discontinuance of such conduct or shall remove such equipment upon Landlord's demand <br />made at any time thereafter. <br />5. Rent. Tenant covenants and agrees to pay to Landlord at the Landlord's office without <br />demand, monthly rent in the following amounts: <br />June 1, 2025 — January 31, 2026: $5,009.92 <br />All Rent shall be payable on the first day of each month during the Lease Term. If Landlord does <br />not receive the Rent by the fifth day of the month, Tenant must pay a late fee equal to five percent of the <br />overdue rent payment as an additional rent. Rent is "paid" when Landlord receives it, not when mailed or <br />sent by Tenant. <br />Tenant contemporaneously with the execution of this Lease shall deposit with Landlord the sum of <br />Five Thousand Nine and 92/100 Dollars ($5,009.92) as first month's gross rent, receipt which is hereby <br />acknowledged by the Landlord. <br />Additional Rent. In addition to the Rent set forth in Paragraph 5 of this Lease, Tenant <br />covenants and agrees to pay as additional rent all monies required to be paid by Tenant as set <br />forth in the balance of this Lease. Specifically, but not by way of limitation, the reasonable <br />value of any action taken or materials used by Landlord to correct or mitigate any violations <br />of this Lease by the Tenant shall be deemed additional rent and charged to Tenant payable <br />with the Rent as set forth in Paragraph 5. <br />7. Utilities and Trash Removal. Tenant is solely responsible for paying for all utilities <br />servicing the Premises, including but not limited to, water, natural gas and electricity. Tenant <br />is also responsible for paying for the removal of all trash and recycling materials generated as <br />a result of Tenant's use of the Premises. Landlord is not responsible for any interruption in <br />such services beyond the reasonable control of Landlord. <br />Real Estate Taxes and Special Assessments. Tenant is responsible for the payment of all <br />real estate taxes and special assessments pertaining to the Premises during the Lease Term. <br />9. Repair and Maintenance. Tenant shall keep in good order and repair or replace all glass, <br />including plate glass, and the interior of the Premises, and heating, sprinkler, water and <br />electric fixtures in and upon the Premises, ordinary wear and tear excepted. Tenant shall <br />protect such systems against freezing and damage due to neglect of Tenant, and Tenant shall <br />keep the abutting sidewalks and parking areas free of ice and snow. Tenant shall pay all costs <br />and expenses necessary to maintain or replace the plumbing, heating, air conditioning and <br />electrical systems in and upon the Premises in good order and repair. Tenant shall be <br />responsible to keep sidewalks adjacent to the Premises neat and clean and in sanitary <br />condition, free from ice and snow, waste or debris and shall neither commit or permit and <br />waste or nuisance thereon. Tenant shall arrange for all necessary maintenance of the <br />Premises, including but not limited to snow removal, all lawn (grass) maintenance on the <br />grassy areas around the Building. Tenant shall also be responsible for any flower, shrubbery <br />plantings, and or tree pruning it may choose on the front of the Building.
