<br />1/18/2007 <br /> <br />~~.cJJ:",. <br /> <br />Mr. Terry Johnson <br />County Administrator <br />Anoka County <br />Office of County Administration <br />Government Center <br />2100 3rd Avenue <br />Anoka,~ 55303-2265 ) <br /> <br />Dear Mr. Johnson, <br /> <br />We are excited to hear of your interest in the Ramsey Town Center as stated in your <br />January 16, 2007 letter and look forward to working with you on your Medical <br />Examiner's Office project. <br /> <br />The timing of the construction of Civic Center Drive and Rhinestone Street is dependant <br />on the need. Officially, these segments of road were not scheduled until 2008, however, if <br />there is a project that would require the construction of these roads, we would entertain a <br />request to move them up to 2007. Typically, we do not begin design of roadways until the <br />site plan and plat have been submitted nor do we begin construction until a final plat and <br />development agreement have been approved. The development agreement that will be <br />necessary as part of that process will identify the responsibilities of both parties (the City <br />and secondary developer). <br /> <br />It should be noted, that although the City of Ramsey is committed to the construction.of <br />these roadways from curb to curb, the Master Developer or landowner is responsible for <br />the construction of the streetscape (lighting, small utilities, sidewalk, sodding, etc). The <br />assessments and trunk fees are required as part of the final plat as well so it should be <br />worked out with the purchaser as to who will fulfill that ocbligation. <br /> <br />I hope this letter adds clarity to the issues that you mentioned in your letter.
