<br />.' <br /> <br />Councilmember Elvig introduced the following resolution and moved for its adoption: <br /> <br />RESOLUTION #06-12-379 <br /> <br />A RESOLUTION ADOPTING FINDINGS OF FACT #0787 RELATING TO A REQUEST <br />FROM SOPHIA-RAMSEY, LLC FOR A CONDITIONAL USE PERMIT TO EXCEED SIGN <br />SIZE RESTRICTIONS AND FOR MULTIPLE GROUND SIGNS ON A SINGLE PARCEL. <br /> <br />WHEREAS, the City of Ramsey received an application from Sophia-Ramsey, LLC for a <br />conditional use permit to exceed the sign size restrictions on the property generally known as 7900 <br />Sunwood Dr and legally described as follows: <br /> <br />Lot 1, Block l, Ramsey Town Center 3rd Addition, Anoka County, Minnesota <br /> <br />("Subject Property") <br /> <br />NOW THEREFORE, BE IT RESOLVED BY THIS CITY COUNCIL OF THE CITY OF <br />RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA, as follows: <br /> <br />1. That Sophia-Ramsey, LLC, hereinafter referred to as "Applicant," properly applied for a conditional <br />use permit to exceed the sign size restrictions and to have multiple ground signs on a single parcel. <br /> <br />2. That the Applicant appeared before the Ramsey Planning Commission for a public hearing pursuant <br />to Section 9.03.05 (Conditional Use Permits) of the City Code on December 7, 2006 and that said <br />public hearing was properly advertised, and that the minutes of said public hearing are hereby <br />incorporated as a part of these findings by reference. <br /> <br />3. That the Subject Property is approximately four (4) acres in size. <br /> <br />4. That the Subject Property is zoned TC-2. <br /> <br />5. That the parcels to the east, west and north are also zoned TC-2, and the parcels to the south (across <br />TH 10) are zoned B-2 Business District. <br /> <br />6. That parcels in the TC-2 District are limited to one (l) ground sign per parcel. <br /> <br />7. That the gross surface area of a ground sign is limited to lOO square feet per exposed face and shall <br />not exceed an aggregate gross surface area of 200 square feet. <br /> <br />8. That the Subject Property has four (4) buildings on site, a Coburn's store plus three multi-tenant <br />buildings with a total potential capacity of seventeen (17) tenants. <br /> <br />9. That the Subject Property has public road frontage along three sides and all that separates the south <br />(fourth) side from having public road frontage along Highway lO is the railroad tracks. <br /> <br />10. That there is an existing ground sign on site that advertises the daily price per gallon of gasoline. <br />
