That the existing ground sign is not visible from Highway 10 and eliminates the ability of other <br />tenants and/or future tenants to utilize a ground sign to promote their businesses. <br /> <br />12. That the Applicant is proposing to install two additional free standing signs, one ground sign and one <br />monument sign. <br /> <br />13. That the proposed free standing ground sign would have a total of 253 square feet of sign area per <br />face, including the Ramsey Town Center identification at the top of the sign, with an aggregate gross <br />surface area of 506 square feet. <br /> <br />14. That the proposed free standing ground sign would be twenty-five (25) feet in height, which does <br />comply with current regulations. <br /> <br />l5. That the proposed monument sign would have a total of fifty-four (54) square feet of sign area per <br />face, including the Ramsey Town Center identification at the top of the sign, with an aggregate gross <br />surface area of 108 square feet. <br /> <br />l6. That the proposed monument sign would be ten (10) feet in height. <br /> <br />17. That both proposed sign locations are within a drainage and utility easement held by the City and <br />within a Connexus Energy easement as well. <br /> <br />18. That City Code prohibits the placing of signs III public easements except those erected by <br />governmental agencies. <br /> <br />19. That there are few, if any, viable alternative locations for the signs. <br /> <br />20. That the Applicant will be required to submit a written agreement that specifies that it will be the <br />responsibility of the Applicant, or its successors or assigns, to relocate one or both of the signs if <br />necessitated by authorized work within the easement. <br /> <br />2l. That City Staff is working with Connexus Energy to coordinate the exact location of each sign to <br />avoid any conflict with existing utilities and/or future expansions of utilities. <br /> <br />22. That the City has in the past approved requests both for multiple ground signs on a single parcel and <br />for greater square footage than allowed by City Code. <br /> <br />23. That a conditional use permit to exceed sign size restrictions and allow multiple ground signs on a <br />single parcel will not grant the Applicant special privileges that are denied to other properties in the <br />commercial area. <br /> <br />24. That the proposed increase in sign surface area and multiple ground signs on a single parcel will be <br />designed so as to be harmonious and appropriate in appearance with the existing or intended <br />character of the vicinity and will not change the essential character of the area. <br /> <br />RESOLUTION #06-12-379 <br />Page 2 of 4 <br />
