We offer the following comments: <br /> <br />General: Monarch Homes has a purchase agreement with the property owner for the <br />development of the property located east of Tiger Street mhd north of Armstrong Blvd. (County <br />Road 83). The proposed subdivision will plat eleven (11) new single-family rural lots and one (1) <br />existing homestead. The project arga is 35.41 acres in size. <br /> <br />Zoning: The property is zoned R-1 Residential and is located in the Rural Developing At'ea. <br /> <br />Density: The property is located in the Rural Developing district and is subject to a net density of <br />! unit per 2.5 acres. Ail of the tots meet or exceed 2.5 acres, the preliminary plat complies witlx <br />density restrictions. <br /> <br />Lot Sizes: The minimum lot size in the R-1 Rural Developing Area is 2.5 acres. The lots range <br />from 2.5 acres to 3.4 acres in size. The proposed subdivision meets lot size requirements. <br /> <br />Lot Dimensions: City Code requires each lot to provide at least 200 feet of public street <br />frontage at the building setback. The preliminm'y plat is showing all lots meet...or exceed this <br />requirement with the exception of Lot 3, Block 3. It appears that Lot 3, Block 3 meets the <br />foot street fi'ontage requirement at the 40 foot building setback, however the preliminm3, plat <br />should be revised to include setback and lot'width information fbr this lot. " <br /> <br />Drainage and Utility Easements: The standard 10 foot drainage and titility easements (5 foot on <br />common property lines) have been provided around the perimeter of all lots. <br /> <br /> <br />
