The prelimi_nary plat submittal consists the preliminary plat <br />sheet, existing conditions sheet, and tree inventory sheet. We of'fer the following comments: <br /> <br />General: The development property is approximately 51.91 acres in size and is generally <br />located in the northwest comer-of County Road 56 (Ramsey Blvd.) and County Road 116 <br />(Industry Blvd.) The preliminary piat is propgsing to develop a total of 152 townhomes on 21.77 <br />net acres; 5 eight-unit buildings (back to back), 5 eight-unit buildings (rowhouse style), 1 six- <br />unit building (back to back), 8 six-unit buildings (rowhouse style), and 2 six-unit building (new <br />urbanist style). The townhomes will be subject to a site plan review for all other aspects of the <br />proposal including but not limited to architectural standards, off-street parking, structure <br />setbacks, and landscaping. The results of the site plan review may impact the actual number of <br />tow~zhomes to be developed on the property. <br /> <br />Zoning: The subject property is zoned R-2 Medium Density Residential which allows for <br />tow~xome developments up to 7 units per net acre. <br /> <br />Densitw: The subject property is limited to a maximum net density of seven (7) units per acre. <br />The development site is approximately 25.11 acres (gross) and the 152 units proposed results in a <br />gross density of 6.05 units per acre. The net area (exclusive of wetlands in the development <br />portion and major road right-of-way) of the.development is 21.77 acres in size, which results in a <br />net density of 6.98 units per acre. The proposed development complies with City Code. <br /> <br />Outlots: The preliminm'y plat shows four outlots. Outlots A and B are contained within the <br />development and will not be developed as residential units in the future. Outlot A will be used to <br />provide access to the City wellhouse and Outlot B will be used as open space as part of the <br /> <br />303 <br /> <br /> <br />
