CASE OF BRIGHTKEYS DEVELOPMENT CORPORATION <br /> By: Patrick Trudgeon, AICP, Principal Planner <br /> <br />Background: <br /> <br />Brightkeys Development Corp. has submitted a site plan for the development of a townhouse <br />subdivision. The property is generally located in the northwest comer of County Road 56 <br />(Ramsey Blvd.) and County Road 116 (Industry Blvd.). The total development site consists of <br />51.91 acres and Brightkeys is proposing to develop a first phase of 152 townhomes on 21.77 net <br />acres. <br /> <br />The applicant originally submitted a plan showing 182 units. However, Staff determined that <br />there were too many units given the area to be developed. The applicant has submitted a revised <br />preliminary plat reducing the number of units by 30 to 152. <br /> <br />The following items are enclosed for your review: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Notification: <br /> <br />Site location map : <br />Site Plan <br />Architectural Elevations <br />City Staff Review Letter dated May 30, 2003 <br /> <br />State statute does not require notification of site plans. However,·property owners w~thin 700 feet <br />of the subject property have been notified of the public hearing for the preliminary plat. <br /> <br />Observations: <br /> <br />The subject prope~nty is zoned R-2 Medium Density Residential and the development site has <br />approximately 21.77 net acres. The site plan is proposing to develop a total of 152 townhomes; <br />5 eight-nnit buildings (back to back), 5 eight-unit buildings (rowhouse style), 1 six-unit building <br />(back to back), 8 sixmnit buildings (rowhouse style), and 2 six-unit building (new urbanist style). <br /> <br />The net area (exclusive of wetlands in the development portion and major road right-of-way) of <br />the development is 21.77 acres in size, which results in a net density of 6.98 units per acre. The <br />proposed development complies with City Code. <br /> <br />The townhouse units appear to meet or exceed townhouse size, setbacks, and structure height <br />requirements established in the R-2 District. The development is_ proposing three different <br />townhouse styles (back to back units, rowhouse units, and new urbanist style). Staff have <br /> <br />307 <br /> <br /> <br />
