"::' · · <br /> <br />General: The development property is approximately 51.91 acres in size and is generally <br />located in the northwest comer of County Road 56 (Ramsey Blvd.) and CoUnty Road 116 <br />(Industry Blvd.). The site plan is ~proposing to develop a total of 152 towrdxomes; 5 eight:unit <br />buildings (back to back), 5 eight-unit buildings (rowhouse style), 1 six-Unit building (back to <br />back), 8 six-unit buildings (rowhouse style), and 2 six-unit building (new urbanist stYle). <br /> <br />Zoning: The subject property is zoned R-2 Medium Density Residential which allows for <br />townhome developments up to 7 units per net acre. <br /> <br />Densitw: The subject property is limited to a maxirnmri net density of seven (7) units per acre. <br />The development site is approximately 25.1 lacres (gross) and the 152 units proposed results in a <br />gross density of 6.05 units per acre. The net area (exclusive of wetlands in the development <br />portion and major road right~of-way) of the development is 21.77 acres in size, wkich results in a <br />net density of 6.98 units per acre. The proposed development complies with City Code. <br /> <br />Streets: The development is served by a combination of public and private streets and driveway <br />collectors Streets A, B, and C are proposed to be public streets. The private streets serve the <br />majority of the townhome units. The pl..at is showing on access onto County Road 56. This <br />access will need to receive an access pem~it from Anoka County.
