Site Plan Review: Town Center Gardens <br />May 30, 2003 <br />Page 2 of 5 <br /> <br />The table below indicates City Code requirements for private street lengths: <br /> <br />Maximum private street len~h without a <br />turnaround provided <br />Maximum private street length with a turning <br />provision provided ' <br /> <br />Maximum pr/rate street length with a cul-de- <br />sac provided <br /> <br />200 feet <br /> <br />300 feet <br /> <br />600 feet, when exceeding the:300 foot length <br />requirement, the' private street ~idth must be 32 <br />feet. <br /> <br />The private streets will be subject to further review after receipt of the revised ~ading, utility, <br />drainage plans. <br /> <br />Townhouse Desian:. Staff has received architectural elevations and floor plans for the units. It <br />appears that the elevations and floor plans for the "new urbanist units" are missing. Please <br />forward them to the City. In reviewing the location of certain townhome designs, Staff feels that <br />the back-to-back units (court homes) along Hwy 116 should be moved to the interior of the <br />development and replaced with rowhouses with rear garage access fronting Hwy. 115. With the <br />Town Center development to the south, the City would like to see front-door exposure to the <br />street. The back-to-back units with front loaded garages do not present a pedestrian-fr/endly <br />view from Hwy. 116. Staff would like to have further discussions with you~tO review <br />possibilities. - <br /> <br />Townhouse Size: The site plan is proposing six and eight unit buildings. City Code requires <br />town.house units to be a certain siz~ based on the number of bedrooms the unit will have: <br /> <br />1 bedroom 700 square feet <br />2 bedroom 800 square feet <br />3 bedroom 960 square feet <br /> <br />It appears that the units will sig-nificantly exceed the minimum standards, but Staff is unable to <br />determine the exact square footage from the information provided. Please provide detail about <br />the square footage of the units. <br /> <br />Setbacks: The proposed development is subject to the following setbacks: <br /> <br />Building setback from public street 25 feet <br />right of way <br />Building setback from pr/yate street 25 feet <br />Building setback . from exterior 30 feet <br />development boundary line <br />Setback from building to building 20 feet <br /> <br />The site plan indicates that all the townhouse units meet or exceed the setbacks established in the <br />R-2 district. <br /> <br />320 <br /> <br /> <br />
