Please provide information <br />regarding the height of the units. <br /> <br />Off-Street Parking Requirements: The proposed development is required to provide a <br />minimum of-364 off-street parking spaces (2 parking stalls per unit) within the devetopment. The <br />proposed townhouse units will all include a two stall garage and a driveway that,will be 25 feet <br />in lenffh. The proposed garage and driveway will provide enough area for mor~'than two off- <br />street parking stalls per unit. <br /> <br />The site plan also shows 12 parking spaces for guests contained in parking nodes. Ail of the <br />parking nodes are located within private roads. <br /> <br /> Maximum Driveway Width: The maximum driveway width permitted for each unit is 20-feet. <br /> The site plan meets this requirement. <br /> <br /> Architectural Standards: Exterior materials must consist of- allowed exterior treatments. <br /> Allowable exterior treatments include brick,-'woodi and l vinyl siding, Please· bring color <br /> elevations to the June 5, 2003 Planning Commission meeting. <br /> <br />· Landscaping: Due tO revisions' t~ the plat-; a.new_:l-andscaping plan will need:to be Submitted. .~ <br /> The original plans submitted showed· a' t6~i?6-~i82-..:~nits.. . ' ... <br /> <br />Comments on plan with 182 townhome units:' <br />Under current ordinances, there should be a minimum of tWo overstory trees, four ornamental <br />trees, and twelve shrubs for each unit (resulting in a minimum of 364 overstory trees, 728 <br />ornamental trees, and 2,184 shrubs). <br /> <br />The landscaping plans submitted show the overall site plantings as well as the typical, plantings <br />around each building. Each of the different styles of buildings meets or exceeds the minimum <br />number of required shrubs, except for the "back-to-back", 8-unit buildings. These are short a <br />minimum of four (4) shrubs each. Please revise the landscaping plan accordingly. <br /> <br />The su6mitted plans show a total of 333 overstory trees (155 ever~een and 178 deciduous) being <br />planted throughout the site. This fails short of the required number of overstory trees by thirty- <br />one (31) trees. Moreover, the plan indicates that a total of sixty-three (63) ornamental trees will <br />be planted, while the minimum requirement is 728 (two ornamental trees per each overstory tree). <br />This shortage will certainly need to be addressed prior to approval of final plat. <br /> <br />The City is presently reviewing the current landscape ordinance for .multi-family developments. <br />It is uncertain what the final ordinance will say, but they City is looking at regulating the amount <br />of landscaping by canopy cover rather then a strict minimum number of plantings.
