City Staff is requesting a meeting to discuss revising the <br />landscaping plan so that it will more closely correlate with the spirit of the existing ordinance. <br />Based on that meeting and approval of the City, Council, the landscaping plan will need to be <br />revised accordingly. <br /> <br />Screening.'. The R-2 district stipulates that a thirty (30) foot wide bufferyar.d, be included <br />anywhere that a proposed higher density zoning district abuts a lower density zoning district. <br />The area to be developed as part of this plat does not directly abut any lower density areas except <br />in the north-central area of the development site. In that particular case, a wetland and drainage <br />pond will abut the rear of the Pineview Estates 2nd Addition PUD. The rear.half of the lots in the <br />Pineview Estates 2"d Addition allow for, and in fact contain, commercial uses. Therefore, no <br />additional screening will be required. <br /> <br />Ground Cover/Irrigation: The development is required to establish sod in all areas not <br />improved with structures or pavement. An irrigation system will need to be provided throughout <br />the development where sodded and landscaped areas will be established. Any irrigation systems. <br />will need to be reviewed and approved by the City Engineer. <br /> <br />Mailbox Location: The placement of mailboxes for the town_home units should be located along <br />the private streets when possible. Location of mailboxes along public: stTeets iwill ineed to be. <br />clustered and is subject to the review and approval of the Streets Supervisor. <br /> <br />'Address Signage: The City will be requiring an address location sign (specifying the units <br />addresses) to be placed at the efltrance of all private streets. The required sig-nage will assist <br />emergency services in locating a specific unit when called to the site. The address signage is <br />subject to the review and approval of the City Engineer and Police Chief. <br /> <br />REU Number: The City has enacted a quarterly drainage utility cI~arge that is applicable to the <br />proposed development. The total quarterly drainage utility charge for the development will be <br />provided at the time the City receives the necessary information. <br /> <br />Other Permits: The developer is responsible for obta/_ning any permits required from other <br />regulatory agencies. <br /> <br />The Planning Commission will be meeting at 7:00 p.m. on Thursday, June 5, 2003, at Ramsey <br />Fire Station #2, 15050 Armstrong Blvd., to review your site plan. A copy of the case cover sheet <br />is enclosed for your information. I suggest that you, or your representative, be present at the <br />meeting to answer any questions that may arise.
