A table specifying house type, garage elevation, minimum floor elevations, and street or <br /> drive centeriine elevation needs to be .provided. <br /> <br />Wetlands: Four wetland areas have been identified'within this proposed development. Tl~'ee of <br />these wetlands are small pocket wetlands less than one acre in size. The fourth wetland is a <br />segment of DNR protected wetland 114P. These wetlands have been delineated on three separate <br />dates during 2002 by Robert JF Merila. Two of the small wetlands are proposed to have minor <br />areas filled. '. <br /> <br />These delineations need to be verified by the Anoka Soil Conservation District. A permit for <br />wetland filling must be obtained fi'om the Lower Rum River Water Management Organization. <br /> <br />Traffic Generation Analysis: A traffic, generation analysis dated April 24, 2003, has been <br />prepared by James Jolmson PE. This ana.l, ysis is an update of a previous traffic anals/sis prepared <br />for the formerly proposed Villas of Meadow Point on this same site. There has been a net change <br />between this and the former proposed development of seven, from 196 to 203 units. The results <br />of this traffic generation analysis show a 2005 levels of service no lower then "C" for the closest <br />three intersections. These intersection include Alpine Drive and County Road 57, Alpine Drive <br /> <br />aa <br /> <br /> <br />
