City Code requires a resubd[vision plan to be submitted as part of the preliminary plat. As you <br />may recall the City received a resubdivision plan during sketch plan review. However, staff is <br />requesting the developer submit the resubdivision plan as part of the preliminary plat to allow <br />staff to review the plan in more detail. Staff is also recommending that the developer reevaluate <br />where the location of the house pads are being proposed on the preliminary plat. It appem's that <br />several of the house pad locations will not provide for the most effective and efficient means for <br />future resubdivision in the event City se~wices are extended to the subject area. <br /> <br />Staff is recommending that the encompassed by Lots 1 and 2 be subdivided into two lots with a <br />north/south boundary line as opposed to the east/west boundary line shown on the preliminary <br />plat. Providing for a north/south boundary line would allow the property to gain a.ccess to t70th <br />Avenue in the event the house was raised or damaged beyond 50% of it Value, thereby <br />elinxinating an access onto County Road 83. <br /> <br />A tree preservation plan will need to be submitted prior to City Counci~t review. The preliminary <br />plat is providing for the required number of trees 'to be planted for each newly created lot, <br />however staff needs to be supplied with the species palette for the proposed new trees. <br /> <br />Recommendation: <br /> <br />Staff is recommending preliminary plat approval contingent upon compliance with City Staff <br />Review Letter dated May 30, 2003 and the applicant receiving a variance to cul-de-sac length. <br /> <br />Co remission Action: <br /> <br />Motion to recommend the City Council approve the preliminary plat contingent on compliance <br />witlx City Staff Review Letter dated May 30, 2003 and the applicant receiving a variance to cul- <br />de-sac length. <br /> <br />Motion to recommend the City Council deny the preliminary plat. <br /> <br />Review Checldist: <br />Comlnunity Development Director <br />Principal Plamaer <br />City Engineer <br /> <br />PC: 06/05/03 <br /> <br />Copies To.: ' <br />Parks & Utilities Supervisor <br /> <br /> <br />
