City Code requires a resubd[vision plan to be submitted as part of the preliminary plat. As you <br />may recall the City received a resubdivision plan during sketch plan review. However, staff is <br />requesting the developer submit the resubdivision plan as part of the preliminary plat to allow <br />staff to review the plan in more detail. Staff is also recommending that the developer reevaluate <br />where the location of the house pads are being proposed on the preliminary plat. It appem's that <br />several of the house pad locations will not provide for the most effective and efficient means for <br />future resubdivision in the event City se~wices are extended to the subject area. <br /> <br />Staff is recommending that the encompassed by Lots 1 and 2 be subdivided into two lots with a <br />north/south boundary line as opposed to the east/west boundary line shown on the preliminary <br />plat. Providing for a north/south boundary line would allow the property to gain a.ccess to t70th <br />Avenue in the event the house was raised or damaged beyond 50% of it Value, thereby <br />elinxinating an access onto County Road 83. <br /> <br />A tree preservation plan will need to be submitted prior to City Counci~t review.
