CASE #

PUBLIC HEARING
REQUEST FOR PROPERTY TO BE REZONED FROM R-1 SINGLE FAMILY
TO R-2 MEDIUM DENSITY RESIDENTIAL;
CASE OF OAK CREEK BUILDERS, INC.
By: Megan Wald, Associate Planner

Background:

Tim Pomerleau of Oak Creek Builders, Inc., has submitted an application requesting the City
rezone the property generally located at the corner of Sunfish Lake Blvd. and Alpine Drive, also
known as 6251 Alpine Drive, from R-1 Single Family Residential to R-2 Medium Density
Residential. The rezoning, coupled with a comprehensive plan amendment and subdivision
request, would allow the applicant to develop the property with townhomes.

The following items are enclosed for your information:

a) Site Location Map
b) Proposed preliminary plat for Alpine Acres 2nd Addition
c) Proposed Findings of Fact

Notification:

State law requires that the City..notify property owners within 350 feet be notified. Staff
attempted to notify property owners within 700 feet of the subject property of the request.

Observations:

Mr. Pomerleau has an active purchase agreement with the estate holders of the subject property.
As you may recall, the applicant is developing the property located to the northeast with
townhomes, the proposed Alpine Acres subdivision (consisting of 202 townhome units). Mr.
Pomerleau would like to include the subject property as part of the Alpine Acres townlaouse
subdivision and develop 6 townhome units on the property. The Planning Commission will be
reviewing the preliminary plat and site plan for the subject property, the proposed Alpine Acres
2nd Addition, at their June meeting. The property will need to be rezoned from R-1 Single Family
to R-2 Medium Density Residential in order to facilitate the development of townh0mes on the
parcel.

Property to the north is zoned R-1 Single Family and to the northeast is zoned R-2 Medium
Density Residential. The applicant has submitted a preliminary plat for the development of the
property located to the northeast of the subject property, the proposed Alpine Acres subdivision
consisting of 202 towt~house units.
